Understanding Buyer & Seller Agent Commissions When Selling Your Home 🏡💼
When you list your home, the commission is typically split between two agents:
✨ The Listing Agent (me) – who represents you, the seller
✨ The Buyer’s Agent – who brings the buyer and represents their best interest
Most buyers today come with their own agent — and that agent is often our strongest lead for getting your home sold. That’s why, in your listing agreement, we’ll structure a total commission that includes a portion for the buyer’s agent to incentivize and attract those showings.
Now, if a buyer comes directly to me without an agent, things can get a bit tricky. I’m still legally bound to act in your best interest, and that means navigating the situation carefully to avoid conflicts of interest. Dual agency (where one agent represents both sides) is rare in Arizona, but it’s becoming more common — and it brings a lot of extra responsibility and legal considerations.

If I personally bring the buyer through my own marketing efforts (no outside agent involved), my total commission is reduced to 1.5% — saving you thousands, while still ensuring you’re represented with full integrity.

Hiring a professional Realtor is crucial when navigating the real estate market to avoid exploitation by companies like Opendoor, savvy investors, wholesalers, or even well-meaning friends and family. While selling directly may seem appealing, it often results in less than the property’s worth.
Homeowners who are hesitant to have people in their homes, lack alternative housing options, want to avoid repairs, or seek a quick cash transaction are particularly vulnerable to underpayment or scams. While companies like Opendoor offer competitive prices, they charge up to 7% in fees.
Real estate forms and contracts have become complex, making it harder for sellers to navigate alone. Hiring a trusted Realtor allows you to focus on the net amount you’ll receive, which is often higher than selling on your own. A Realtor handles all the work, ensuring a smoother transaction and peace of mind.
When selling your home, interview Realtors and find someone you trust. A good Realtor will protect your interests and maximize your financial outcome.
Compensating Buyer's agents

Since the new compensation laws came into effect in August 2024, buyer agents’ compensation won’t be listed on the MLS anymore. Instead, buyer agents need to have a special agreement with their buyers to show the property, called a buyer broker agreement. So, what does this mean for you? When you get an offer, the compensation for the buyer’s agent will be included in the offer package, so it’ll depend on the offer. It can get a bit confusing, but when we’re talking about whether to accept an offer, we’ll focus on the total amount you’ll receive, including the NET amount. I’ll go over all this in detail during the listing presentation.
